Reconcile the ledger
List each rental period, the amount due under the tenancy agreement and every payment received. Check dates and references against bank or payment records. Explain adjustments clearly and keep disputed amounts distinct from confirmed entries.
Keep the supporting records
Retain the tenancy agreement, payment records, relevant correspondence and any notices already given. Preserve originals. A ledger should make the numbers traceable rather than replace the underlying evidence.
Separate a balance from a legal decision
An unpaid balance does not itself authorize removing a tenant. Applicable notice and RTB application requirements need review. The RTB makes the decision on an application; monetary recovery and possession are different questions.
Use the calculator as a preparation tool
Our rent arrears calculator helps reconcile rent, payments and credits. It does not add penalties or decide what can legally be claimed. Review the results against the agreement and records before relying on them.
