Record specific incidents
Separate dates, locations, what you personally observed and what another person reported. List witnesses and preserve original messages. Avoid conclusions that go beyond the facts you can support.
Keep the context
Include previous warnings and the tenant’s responses. Save the complete conversation where possible so a short extract does not lose its meaning.
